PAYMENT OPTIONS:
Your reservation is booked; your reservation is automatically set up for automatic payments at the scheduled dates (final payment due 60 and refundable security deposit due 30 days prior to arrival). You will receive a friendly reminder prior to the final payment being charged. If the reservation is not paid in full prior to arrival, the reservation is subject to cancelation and forfeiture of monies paid. Please call our office if you wish to change the payment method on file prior to a scheduled payment. Our portal will not ask for a payment; however, you will receive a friendly reminder. If you wish to provide more than 2 separate cards, one for the first payment and a separate card for the final payment, a $50 charge will be required per card.
CHECK-IN INSTRUCTIONS:
Check-in instructions will be provided 7 days prior to arrival by our partner, Lynx, via email. Standard check-in time is 4:00 PM.
EARLY CHECK-IN

We will not be able to confirm if an early check-in is available until the day prior to arrival. Early check-in subject to availability. If you wish to guarantee an early check-in, we can block off the previous night at a fee of half your rate. If you wish to guarantee an early check-in, please contact our office at 305/292-8905.
CONCIERGES SERVICES:
We provide complimentary concierges service to help make your stay more memorable. Please call our office at 305/292-8905 with any questions you may have.
SHIPPING PACKAGES:
Do not send packages to your vacation rental. Please send packages to our office and we will deliver it to your vacation rental prior to your arrival. Please ship to the following address exactly:

CHECK-OUT INSTRUCTIONS:
Check-out is no later than 10:00 AM. If you are leaving prior to 10:00 AM, please make sure and use the check-out code provided the day before departure.
LATE CHECK-OUT:
Your door code will not work after 10:00 AM the day of departure unless a late check-out is requested and confirmed. We will not be able to confirm if a late check-out is available until the day of arrival and must be confirmed no later than the day of arrival as housekeeping staff will need to be rescheduled with ample notice. Late check-out subject to an hourly fee. If you wish to guarantee a late check-out, we can block off the night of departure for a fee of half your rate. CANCELATION POLICIES:
Our cancelation policy is 60 days. Cancellations made prior to 60 days will receive a full refund less a 10% cancelation fee. Cancellations made less than 60 days and more than 30 days prior to arrival will receive a 50% refund. Cancelations made with-in 30 days of arrival will forfeit monies paid.
Postponing or rescheduling your stay is not an option.
We highly recommend purchasing travel insurance. We recommend Generali Travel Insurance. You may purchase travel insurance 60 days or more prior to your arrival. After 60 days, we suggest calling Generali Travel Insurance for available options. RENTAL POLICIES:
Individual making reservation must be 31 years of age or older and must occupy the rental property the entire term of the reservation/ If individual on reservation is under 31 years of age, the individual and guests will not be allowed to check-in and no refund will be issued.
PET POLICY:
Pets are welcome in select units. Only dogs no more than 35 pounds are permitted, no more than two dogs and no more than a combined weight of 60 pounds. Cats are not allowed. If you’re found to have a pet in a rental that does not allow pets, you will be asked to leave immediately, and security deposit will not be refunded. No refunds will be provided if your stay was cut short due to having a pet in a home that does not allow pets. If you properly booked a home that allows pets and are bringing a pet, an addendum will follow this agreement for additional signature.
POOLS:
All our pools, as most pools in South Florida, do not have screen enclosures. It is highly likely that your pool may have leaves or minor debris upon arrival. This does not mean the pool is not clean and is able to be swam in. We clean our pools once a week and includes debris removal, water tests and filter cleaning.
GARBAGE:
In Key West, recycling does not collect plastic bags, Styrofoam, or pizza boxes. Please do not attempt to put these items in the blue recycling bins as all recycling will then be negated and/or will not be disposed of. Please make sure to dispose of trash in the appropriate bins designated for your home. Information on location of bins as well as trash collection days is available on the app.
GUEST RESPONSIBILITIES:
1. Guest shall take care of the Premises, its appliances and furnishings and maintain the unit in a neat and sanitary condition. Guest will leave unit in the same condition as at check-in, including furniture placement. Guest shall be responsible for negligent or wrongful act of their Guests.
2. NO SMOKING IS PERMITTED WITHIN THE PREMISES. Additional fees may be incurred and/or forfeiture of security deposit.
3. Guests must abide by the Key West sound ordinance (Ordinance No. 14-06), which specifies excessive levels of sound after 8:00 p.m. until 7:59 a.m. The ordinance also includes maximum levels of permissible sound at all other times. We are unable to tolerate excessive noise and disturbances and you may be subject to loss of deposit in addition to possible citations as determined by the City. This property may use NoiseAware technology to ensure the comfort and security of the guest. Tampering with the device is strictly prohibited and will result in a $200 fine.
4. Guest shall not use the Premises for disorderly or unlawful purposes or in any manner offensive to others or in any manner, which would constitute breach of the peace. Guest shall comply with all laws, rules & regulations applicable to the Premises, including applicable condominium or homeowner associations. Non- compliance with this provision will result in eviction and forfeiture of all monies paid to date.
5. No occupants under the age of 25 are allowed unless accompanied by a parent or other legal guardian. Guest may be required to show proof of age at check- in. Non-compliance with this provision will result in denial of occupancy and forfeiture of all monies paid to date.
6. Guest shall not sublet Premises or allow anyone to share Premises without THE MANAGER’s prior written consent. At no time shall there be in occupancy more than the maximum number of persons as indicated above. Any additional guest beyond the number listed in the contract, remaining in the premises more than seven (7) consecutive or non-consecutive days will result in an additional charge of $500 per person.
7. Violation of any of the rules and regulations of the Premises may result in immediate removal and forfeiture of all monies paid to date if not cured immediately upon written notice from Manager to Guest.
8. Fireworks of any kind are strictly prohibited.
9. No jumping on the beds. If beds are damaged upon arrival, please let our staff know ASAP. If after departure, damage to beds are discovered, you may incurred repair fees.
